Who these terms are with

Cap de Douma, Douma, Batroun District, North Governorate, Lebanon, called "we" and "us" below. They cover two things: using this website, and staying with us. Reading the site means you accept the part about the site. Confirming a booking means you accept all of it, on behalf of everyone in your party.

Booking

A request sent through this site or by WhatsApp is not a confirmed booking. It becomes one when we reply confirming the room, the dates and the total, and you confirm back.

Payment

Payable on arrival in Lebanese pounds or US dollars, or by bank transfer in advance. We do not take card payments yet. Rates are quoted per house per night and cover the house only. No food, drink or other service is included. Two nights are the minimum on weekends and public holidays, one night midweek when a house is free. We ask no deposit for two nights or fewer; for a longer stay we may ask for one night in advance, and we will say so when we confirm.

What is not provided

Cap de Douma is self-catering accommodation, not a hotel or a resort. We do not provide, sell or arrange: meals of any kind, including breakfast and dinner; room service; a bar or any alcohol; a swimming pool; a jacuzzi, hot tub, sauna or hammam; a spa, massage or gym; a shop; daily housekeeping; a staffed reception desk; air conditioning; airport transfers, drivers or guided tours; childcare or any form of supervision. La Grande has a private kitchen for guests to cook in; the other two houses do not. Guests may grill outdoors on their own equipment, on the conditions set out under Barbecues below; we supply neither the equipment nor the fuel.

Nothing on this site or in any conversation before arrival should be read as a promise of a facility or service listed above. If a facility matters to your stay, ask us in writing before you confirm.

Rates, photographs and what this site says

Rates and availability shown here are an indication, not an offer. The price that binds us is the one we quote you in writing for your dates. Photographs show the property as it was when they were taken; stone, weather and olive trees all move on. We keep this site accurate and current as best we can, but we do not warrant that every detail is free of error, and an obvious mistake in a rate or a description does not oblige us to honour it.

Places we recommend

The restaurants, cafés and wineries named on Where to eat and elsewhere on this site are independent businesses. We do not own, operate, control or take any commission from them, we do not book on your behalf, and we give no warranty as to their prices, opening hours, availability, food safety, allergen handling or anything else. Details in a mountain village change with the season; check directly before you travel. Your arrangements with them are entirely your own.

Cancellation

Free up to seven days before arrival. Inside seven days we ask for one night if we cannot fill the room. If the mountain road is closed by snow or the stay becomes genuinely impossible to reach, everything is refunded.

Arrival and departure

Check in from three in the afternoon, check out by eleven in the morning. Both move if the room either side of you is free, which we will usually know the day before.

Who stays

The booking is for the people and the number of people we agreed. Extra guests, overnight visitors and day visitors need our say-so first. The lead guest is over eighteen, is here for the stay, and is responsible for everyone in the party, children included. Couples booking together must be married; we do not host unmarried couples. Cap de Douma is a quiet property on a small mountain: it is not a venue, and parties, events and commercial filming are not permitted without written agreement. We may refuse or end a stay, without refund, where a booking was misrepresented to us or where behaviour is unsafe, abusive, or a serious nuisance to the neighbours.

Dogs

Dogs are welcome in Gemelli, with a note when you book. Not in the other two houses, and not left alone in a house. Your dog is your responsibility here as anywhere: keep it under control around the neighbours' land, the olive terraces and any livestock, clear up after it, and expect to cover any damage or extra cleaning it causes. We do not accept other animals without asking us first.

Staying here

The property sits on a working limestone ridge with open rock edges, unlit paths and an unfenced drop in places. Walk it in daylight before you walk it at night, and watch children after dark. You are responsible for your own party on the trails. There is no lifeguard, no supervision and no first-aid station.

Being outdoors on a mountain carries risk that no owner can remove: loose rock, wet stone, steep ground, wild weather, insects and animals. By staying you accept that risk for yourself and your party, and you agree to keep to any safety instruction we give you on the ground. Nothing in this paragraph limits our responsibility for harm we cause by our own negligence.

The renovation made the property step-free. Access between the houses, the terrace and the parking is paved, with no cut rock, gravel or steps, and no lift is needed. Tell us before you book if you are bringing a wheelchair, a pushchair or a guest with reduced mobility, and we will confirm anything specific to the house you are staying in.

Open fires are lit only in the stone pit and only by us. Smoking is outdoors. Quiet from eleven at night, which nobody has ever needed reminding of.

Barbecues

Guests are welcome to grill outdoors and to bring their own barbecue, gas or charcoal. We do not supply equipment, fuel or food, and any equipment you bring is used at your own risk and remains your responsibility. Grill only on the open ground we show you, never inside a house, on a wooden terrace, under the pergola or in the olive grove. Keep it attended while it is lit, keep children away from it, douse the coals fully before you leave it, and do not empty them onto the ground.

This is a dry limestone ridge with olive and oak scrub on it. In high wind, in a drought, or when a local burning restriction is in force, we will ask you not to light anything, and that request is not negotiable. Fire damage or a call-out caused by an unattended or improperly sited barbecue is chargeable to the guest.

Damage

Accidents happen and we will not charge you for a broken glass. Anything substantial we will discuss with you before you leave. The lead guest is answerable for damage caused by anyone in the party, and for the cost of putting it right.

Your belongings and your car

Everything you bring stays your own responsibility. Parking is on open ground, and cars, bicycles, equipment and luggage are left at your own risk. We do not insure guests' property and we are not liable for loss, theft or damage to it except where it is our fault. We strongly recommend travel insurance that covers cancellation, medical treatment and your belongings.

Things outside our control

Snow, storm, fire, flood, a road closed by the authorities, a cut to power, water or the internet, strikes, civil unrest, an epidemic or a government order can all stop a stay happening. Where that occurs we will refund the nights you cannot use, and that refund is the whole of what we owe. We are not responsible for other costs you have committed to (flights, hire cars, other bookings), which is what travel insurance is for.

The limits of our responsibility

We do what we say we will do, and we take responsibility when we get it wrong. What we do not take on is loss beyond that: lost earnings, lost enjoyment of other arrangements, and other indirect or consequential losses are excluded. Where we are liable, our total liability for any stay is capped at the amount you paid us for it.

Nothing here excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that Lebanese law does not permit us to exclude. Where a term is limited by law, it is limited only as far as the law requires and stands in every other respect.

Using this website

The site is here for people looking at a stay: read it, share it, print it. Do not try to break into it, overload it, or send anything through its forms that is unlawful, abusive or automated. Do not scrape or bulk-copy it, republish it, or feed it into a dataset or model. The site is provided as it is, and we do not promise it will always be available or error-free. We may change or withdraw any part of it.

Photographs, text and the name

The photographs, words, drawings, layout and code on this site belong to us or are used with permission, and the names we trade under (Cap de Douma, and Naseem Douma before it) are ours. You may not copy, adapt or reuse any of it commercially without our written agreement. Guests are welcome to share their own photographs of their own stay, and we would like the credit if you do. If you send us a photograph or a review to publish, you are telling us it is yours to give, and you allow us to use it on this site and our own social accounts until you ask us to stop.

Privacy

What we do with the information you send us is set out on the privacy page, which forms part of these terms.

If something goes wrong

Tell us while you are here. We would much rather fix it than read about it later. Anything unresolved goes to stay@capdedouma.com, and we will answer within thirty days.

Changes, language and law

We update these terms from time to time; the version in force when you confirm a booking is the one that governs that stay, and the version posted here governs your use of the site. If part of them turns out to be unenforceable, the rest continues to apply. Where a translation exists, the English text is the one that decides a dispute. These terms and any stay under them are governed by Lebanese law, and the courts of Lebanon have jurisdiction.
